Some clients have asked me about the bridge in the header of my web site. It is actually Liberty Bridge in Falls Park which is located in downtown Greenville and it should be on your list of things to see when you come to Greenville.

                   

Liberty Bridge and Falls Park were dedicated in September of 2004.  The bridge, which is unique in it's design, allows visitors a spectacular view of the Reedy River and overlooks the park.  Construction took over 12 months for the 355 foot long bridge with a cost  topping $4.5 million and was paid for by the City of Greenville's Hospitality tax.

Gilder Creek Farm is a popular development located in Simpsonville, South Carolina just off Woodruff Road.  This 400 plus home neighborhood was built by three different builders: DR Horton, Poinsett Homes and McCar homes with the first homes being built in 2002 and the last home completed in 2007.

                             

Home prices range from the $180,000's to upper $300,000's.  Gilder Creek Farm has a clubhouse, pool and playground. Many home buyers like to get a quick overview of a real estate market before starting their house hunting. So far in 2007 in the Greenville South Carolina Real Estate market there have been 8,147 homes sold for an average price of $188,780.  Days on market for these homes were 84 days.

There are currently 5,722 single family homes for sale in the Greenville market for an average price of $259,830.  These homes include 1,566 new/never lived homes with an average price of $303,436. The largest density of the new homes are located in Simpsonville and Greer.

The Greenville South Carolina real estate market includes Simpsonville, Greer, Mauldin, Taylors and other Greenville area suburbs. Homes in our area sell for an average of 97% of asking price.

The Autumn Trace subdivision in Simpsonville was built starting in 2003 by both McCar Builders and DR Horton. This 221 home community is conveniently located in Simpsonville just off HWY 14 and Pollard Road which is about 12 minutes from downtown Greenville. A new super Bi-Lo was opened this year on HWY 14 that is minutes from Autumn Trace.

So far in 2007 there have been 18 homes sold for an average price of $235,499 which equals a price per square foot of $88. Sales prices have ranged from $158,995 to $299,500.

This past week USA Today posted an article titled, "Greenville, SC: Location helps ward off housing blues." In the article they state that Greenville was once know as the textile capitol of the world and had the foresight to replace these jobs with industries such as auto manufacturing and aircraft maintenance positions to name a few. They also mention that Greenville is noted for preserving and restoring our famous downtown area and creating beautiful downtown condos.

They state that for the first nine months of 2007, home sales and home prices in the Greater Greenville South Carolina real estate market were up nearly 1%. There is a 7 month inventory homes compared to the national average of 11 months.

A new gated community named The Oaks at Roper Mountain has been announced as the newest neighborhood in the Greenville South Carolina real estate landscape. These 49 garden homes will be on a 19 acre tract off Roper Mountain Road in Greenville. Construction is scheduled to begin in December with home prices starting at $500,000 and square footage ranges of 2,800 to 3,500. Homes will be similar to ones found in Hammett's Glen and The Glens at Roper.

Builders will include Woodland Builders, E & L Group, Galloway Custom Homes, Goodwin Foust Custom Homes and Sadler Company.
