The New Year is here and I wanted to take a look back at 2008 and review our Greenville SC real estate activity. 2008 was a disappointing year for the United States economy and the housing market suffered across the country. Many areas suffered through record depreciation in housing costs. While the Greenville area experienced lower numbers as for as homes sold, our property values have maintained 2007 levels.
Below is a brief recap comparing 2008 to 2007. These statistics are provided by the Greater Greenville Association of Realtors.
|Average List Price||$194,787||$193,578|
|Average Sold Price||$188,974||$186,511|
|Average List to Sell||97%||96.3%|
|Average Days on Market||85||92|
While units sold were down 21%, average sales price, average list to sell, and average days on market remained virtually unchanged. This demonstrates the health of the Greenville housing market and speaks well for our area's economy.
Currently in our Greenville MLS there are 5,509 single family homes for sale for an average price of $276,875. This inventory includes 1226 new/never lived in homes.
