If your home is like mine, at one time or another you or your spouse have yelled out, please turn off the news. I am tired of hearing all the depressing stats and information about the economy. While we know that sticking our heads in the sand is not going to help, sometimes you just need a break from reality. With February now coming to a close and Spring coming soon, we all have expectations that "the bottom" is near and the gradual recovery is looming in the not too distant future.

The following is information provided by the Greater Greenville association of Realtors based on Greenville SC real estate activity through February 2009.

This new listing is located in Autumn Trace in Simpsonville. The home is just 5 years old and has a total of 5 bedrooms and 3 baths and is in the 2200-2400 square footage range. One full bedroom and bath is on the main level and is perfect for an in-law or guest suite or to use as an office.

After 8 years with Coldwell Banker Caine, I have left on a new adventure and am now with Realty-Advisors Carolina. Barbara Hyman and I are working together as Eddy Kicker & Associates and have moved to our new office on Pelham Road.

Barbara and I enjoyed our time with Coldwell Banker Caine and are looking forward to even better things with our new association. Our focus continues to be in working with relocation clients and assisting them with their move to the Greenville area. Let me know what you think about our new logo. A question I get quite often from people that visit my site is, "are you the listing agent for MLS number blah blah?" I know it can get confusing so let me give you the facts. The National Association of Realtors allows me to show the listings of all the other Realtors in our Greater Greenville Association of Realtors on my site. The number of active single family listings varies but averages around 5,200 and they are all on my site and updated daily.

That means that every home listed for sale regardless of the listing agent is shown on my site so you don't have to waste time surfing the web trying to find all the listings. They are all here and updated each morning at 6:15.

According to The Greenville News, Samsung has just announced they are opening a call center in Mauldin that could employ up to 1,000 workers. Initially they plan to hire 300 and grow that over the next 5 years. The average wage for these customer service jobs has been announced at $14.40 per hour.

This marks the first entry by a South Korean company into Greenville county. Greenville is already deeply entranced in international businesses located here and look forward to welcoming Samsung when they open the new call center in May.

A big thank you to the Greenville Area Development Corp. for continuing to pursue companies that will have a positive impact on not only the Greenville economy but also the Greenville real estate market.

Prior to starting my career in real estate, I was a buyer in the building material industry for over 20 years. During that time I defined and honed my negotiating style and strategy and found that like most things, the KISS (keep it simple stupid) method applies and most certainly holds true in real estate negotiations.

I have worked with hundreds of home buyers and there is a common thread that runs through 99% of them. After looking at a good selection of homes, they start naming the favorite parts of each home. Wish this home had the master bedroom from the first home and the kitchen of the third home and the garage of the fifth home. This is what I commonly call the puzzle house dilemma.

Buyers should always have a list of their top priorities and stay focused throughout their search. While knowing there is no "perfect house", in the Greenville area we have a great inventory of homes for sale and no buyer should "settle" for a home that is not the right home.

Interest rates continue to be at attractive levels and this is truly a good time to buy a home.

The first month of 2009 is now in the books and while the majority of the real estate activity is not great, there are a few bright spots in the Greenville real estate market. The information below is provided by the Greater Greenville Association of Realtors.

  • There are currently 5,777 active single family listings in our MLS with 1,212 of these being new/never lived in homes. The overall number of actives is fairly consistent with previous months but the number of new homes is off the 1,400 or so average that we have been experiencing.
  • The average list price for our active listings is $274,900.
  • There were 264 homes sold and closed in the month of January. These homes sold for an average price of $167,040 and sold for 96% of list
