Many times people ask me about this neighborhood or that in the Greenville homes market. They want to know how homes are selling there, or how fast they can expect to sell their home there and at what price. Often, they simply want to know what their home will be worth down the road. 

In thinking about this, I decided to list out some important considerations that affect neighborhood home values. These are things that you will want to know BEFORE you put an offer in on a home. 

1) Schools. This is one of the MOST important things to consider. Whether you have kids in school or not, the schools are an important consideration, because parents with kids are a significant source of potential buyers when you go to sell.

The Blood Connection is headquartered at Piedmont, South Carolina, and is the largest independently managed, non-profit community blood center in the region. One of the things that people ask us consistently is "How's the real estate market?" What they really mean, in my experience is a SERIES of questions. "Is the value of MY home going up or down? Is now a good time to move up? Are there currently more buyers than sellers? How long does it take to get a home sold? And the list goes on. 

The bottom line is that the Greenville real estate market is local. Yes, it is impacted by the national economy and national events to a degree, but it is local to Greenville. As 2015 begins, we all set goals for the new year. Some of us call them goals, or resolutions, or a checklist, or stuff to get done. But at the end of the day, it all boils down to our plans for the year.

The International Center of the Upstate, located at 9 S. Memminger Street in Greenville, works to bring together people in order to share cultures and promote understanding. The International Center was founded in 1998, and since then, the center has helped encourage diversity, promote international business and welcome people of all nations. 2014 will go down as another good year for single family home sales in the Greenville SC market. Home sales were up 7.5% compared to 2013 and the average sold price of homes was up 4%. This growth is coming off a great bounce back in 2013 when sales were up 18% over 2012. The average days on market for 2014 was 84 days compared to 91 days for 2013.

During the month of December, single family home sales were up 17% over December 2013 and the average discount off asking price was 3.5%. There are currently 3,922 single family homes for sale with 835 of these being new/to be built homes.
