If this year includes you potentially selling your home, here are a few things to do that will help you get the MOST money for it and get it sold with the LEAST stress for you and your family. 

Meet with a REALTOR and discuss your homes value. 

One of the common mistakes people make is to not consult with someone that is actually selling in your market before trying to put a price on their home. Often people try to use websites and other tools to put a price on their home and as a result, they either leave money on the table or they ask to much and they miss the marketing opportunities to get multiple offers and be able to negotiate the price and terms that they want.

Even if you are planning on listing the home months from now, the time to start interviewing REALTORS is today. Let them guide you and you will often be amazed at what they can tell you about the market. Use the online tools as a starting point, but realize that that is all they are. They do not know the condition of your home vs the competition. And there are many other variables that they are not aware of.

Fix up small maintenance items now.

Little bits of landscaping, electrical outlets, small plumbing issues, and some quick painting touch ups are all examples of small projects that you can start now that will help you have a more stress free sales process. Make a list of the items that need to be fixed and if you do a couple each weekend, by the time your home goes on the market, many of the small issues will be fixed!

Market your home at the right time.

Each market has times of the year that are more conducive to getting the best possible price / selling your home most effectively. IF you have the luxury of picking your timing, this is something that a REALTOR can best help you with. We can advise you as to how to hit the market at the best time. Many times, this will not be possible because you need a tighter time frame due to a job change or other circumstance. If this is the case, letting your REALTOR know in advance about this will be very helpful in determining your pricing and marketing strategy.

Plan for Showings / Open Houses as needed.

With a little bit of planning you can avoid times when you have guests, events or other times when your home is in use when your home will NEED to be shown. Ask your real estate professional to put together a schedule of when they know they will need to be showing the home for open houses, home tours and etc. 

There will ALWAYS be times when people call them and ask to see the home. And sometimes that does conflict with what you are doing. But by minimizing the times this happens, it makes the process less stressful.
