Greenville SC Real Estate News and Updates

Fall has finally arrived and the weather is starting to cool off. The real estate market remains strong with year to date sales continuing to outpace the same time period last year by 6%. Homes for sale inventory is down slightly from last month which will probably continue through the end of the year. Interest rates are still attractive but facing some volatility.

There are currently 3,494 single family homes for sale in the Greenville SC MLS with 880 of those being new or to be built homes. During the month of September there were 991 single family homes sold for an average price of $213,282 which represented a 2.1% discount off list price. These homes sold in an average of 51 days on market. Year to date there have been 8,644 single family homes

School is back in session, college football has stared and fall is just around the corner. All is right with the world. Homes sold in the Greenville area continues to outpace 2015 and are up over 6% year to date. Homes for sale inventory remains low and the current number is almost identical to last month with the exception being a larger percentage of the homes for sale inventory is made up of to be built and new never lived in homes.

There are currently 3,543 single family homes for sale in the Greenville SC MLS with 868 of these being to be built or new never lived in homes. During the month of August there were 1,035 homes sold for an average price of $216,489 which represented a 2.35% discount off list price. These homes sold in an average of

Today is the first day of school for the 73,500 students attending the 92 schools in Greenville County. Enrollment numbers are up about 500 over 2015 which is a typical year over year increase. This year there are 13 new principals and a total of more than 6,000 teachers in the county.

New for this school year, Greenville County schools will be providing free breakfast for all students. Also the school district is beginning the 3 year roll out of the personalized learning program which consists of each student in grades 3 though 12 being provided a Chromebook. The initial group of 10 schools are starting the program today.

We made it through an extremely warm July and are looking forward to the arrival of fall with cooler temps and the return of college football. Single family home sales for the month of July were off slightly compared to last July but year to date sales are up 6%. Homes for sale inventory increased slightly over last month but remains low.

There are currently 3,544 single family homes for sale in the Greenville SC MLS with 817 of these being new or to be built homes. During the month of July there were 1,003 homes sold for an average price of $226,793 which represented a 2.4% discount off list price. These homes sold in an average of 53 days on market. Year to date there have been 6,567 homes sold which compares to 6,168 sold for the same time

The month of June continued the positive trend with homes sold up over 5% compared to June of 2015. Homes for sale inventory increased slightly and days on market continues to fall. The real estate market like the weather is hot and should continue for the next several months. Interest rates have dipped slightly since the Brexit fallout and buyers are taking advantage.

There are currently 3,500 single family homes for sale in the Greenville MLS system with 818 of these being new or to be built homes. During the month of June there were 1,177 homes sold for an average price of $231,256 which represented a 2.5% discount off list and sold in an average of 59 days on market. The single family homes for sale inventory rose again this month which is good news for buyers that have been fighting over homes during the tight inventory. Days on market fell again this month and is nearly 30 days shorter than typical averages. All this means you need to be working with a Realtor that can make sure you are first in line to see new listings that match your criteria.

Homes for sale inventory has increased slightly while sales remain strong and continues to show growth over 2015. Days on market continues to fall which sets up for a busy season heading into the summer months.

The following information is from the Greater Greenville Association of Realtors MLS system. There are currently 3,265 single family homes for sale with 747 of these being new or to be built homes. During the month of April there were 878 homes sold for an average price of $205,074 which represented a 2.4% discount off list price and these homes sold in an average of 67 days on market. This compares to April 2015 when 835 homes were sold. Year to date there have been 3,122 single family homes sold which is up over 5% for the same time period

Where oh where are all the new listings we are all looking for? It is April now and home buyers are waiting and waiting for new listings to come on the market. There are currently 3,200 single family homes for sale which compares to this time last year when there were 3,851 homes on the market. Home sales year to date are up 4.5% which is impressive with the reduced inventory of homes for sale.
