Home inspections are a MUST for all home purchasers not only in the Greenville South Carolina area but all across the country. The following are some of the reasons I have heard clients say they didn't need a home inspection.
- It's a brand new house and the builder is offering a warranty. The truth is the builder will normally offer a 1 year complete warranty and mandated to offer an 8 year structural warranty. Many of the items found in a home inspection may not be apparent in the first year and would not be classified as structural so you would have to make repairs and YOUR expense. Trust me, I sell a lot of new homes and the home inspectors find as much or more with new homes as they do with existing homes.
- The builder tells you..The house passed the county codes inspection so everything is fine. Nothing could be further from the truth. The codes inspector does a quick viewing and does not spend the time doing all the things that a home inspector will do.
- Let's shop for the cheapest home inspector. Just like everything else in life, you normally get what you pay for. This is not the place to try and save $50.
- My dad used to build a few homes so I will just have him take a look at it. So when he misses something, is he licensed and bonded and insured and liable for negligence?
