Real Estate Rules of the Road-House Hunting 101

• Assume every home we view has cameras. Your comments could be going directly to the seller.

• On average home buyers look at 12 homes before making an offer.

• Every resale home will have a sellers disclosure filled out by the seller. This of course does not take the place of a home inspection.

• Closings typically take 30 days from date of fully executed contract. During that time we will schedule the home, termite and radon  inspections. The lender will schedule the appraisal.

• Closings here happen at attorney’s offices.

• Earnest money checks are typically 1% of the offer price.

• Property taxes for owner occupied homes AVERAGE $700 per $100,000 of home tax accessed value. Non

One month left to go before we wrap up 2018 and the Greenville Real Estate market remains strong. Inventory levels have been pretty consistent throughout 2018 and are low compared to historic numbers. Interest rates have risen off their lows but continue to be attractive.

According to the Greenville SC MLS there are currently 3,200 single family homes for sale with 1,150 of these being new or to be built homes. That means 36% of the total for sale inventory is new or to be built. During the month of November there were 924 single family homes sold for an average price of $235,930 which represented a 2% discount off list price. These homes sold in an average of 52 days on market. Year to date there have been 11,338 single family homes sold which is

Homes for sale inventory has remained steady over the past several months. Interest rates are creeping up but home sales have remained strong. Year to date home sales are up 6% compared to the same time period last year with year to date home sales totaling 10,385 single family homes.

There are currently 3,318 single family homes for sale with 35% of these being new or to be built homes. During the month of October there were 942 single family homes sold according to the Greater Greenville Association of Realtors MLS. These homes sold for an average price of $248,194 which represents a 2.5% discount off list. These homes sold in an average of 49 days on market.

The summer is winding down but the Greenville SC real estate market remains hot. Homes for sale inventory has remained steady over the past several months while interest rates remain attractive. Year to date there have been 8,439 single family homes sold compared to 7900 for the same time period last year.

The following information is from the Greenville SC MLS. There are currently 3,286 single family homes for sale with 1,138 of those being new or to be built homes. During the month of August there were 1,161 single family homes sold for an average price of $245,417 which represented a 2% discount off asking price. These homes sold in an average of 45 days on market.

Home sales in the Greenville SC area remain strong and inventory of homes for sale have remained virtually unchanged over the past several months. During the month of July home sales were up 5% compared to July of 2017. Year to date home sales are up 7% compared to last year. All signs point to a continued strong market with August home sales projected to be up again over last year.

There are currently 3,220 single family homes for sale in the Greenville MLS with 1,152 of these being new or to be built homes. That means 36% of today's homes for sale inventory is made up of new or to be built homes. The hot summer days are upon us and the Greenville SC real estate market remains hot as well. Homes for sale inventory is up slightly and average discount off list last month was just 1.8% overall. All signs point toward a continued busy selling season for the rest of the summer.

There are currently 3,253 single family homes for sale in the Greenville SC MLS with 1,181 of these being new or to be built homes. During the month of June there were 1,188 single family homes sold for an average price of $261,522 and these homes sold in an average of 74 days on market. Year to date there have been 6,055 single family homes sold.

Homes for sale inventory in the Greenville SC market has risen slightly over the past 30 days. Interest rates are currently in the 4.75 range depending on your credit file. All signs point to a continued strong selling market with year to date numbers up 9% over 2017.

There are currently 3,136 single family homes for sale in the Greenville SC MLS with 1,134 of these being new or to be built homes. During the month of May there were 1,260 single family homes sold for an average price of $249.738 and an average list price of $250,726. You can tell by these numbers that many homes are selling for list price or higher. These homes sold in an average of 90 days on market.

The Greenville SC real estate market remains strong and inventory remains low. Hopes of an inventory increase for the upcoming Summer months are fading as the number of homes for sale remains virtually unchanged each month. Interest rates have ticked up slightly but still remain attractive.

There are currently 3,090 single family homes for sale in the Greenville SC MLS with 1,161 of these being new or to be built homes. During the month of April there were 1,012 single family homes sold for an average price of $238,570 which represented a 2% discount off asking price. These homes sold in an average of 55 days on market. Year to date there have been 3,594 single family homes sold which is up 8% compared to the same time period in 2017.
