Single family home sales in the Greenville SC area continue to outperform the same time period last year. Year to date home sales are up nearly 3% over 2018 sales. Homes for sale inventory has risen slightly as we are nearing the end of the busiest home sales time of the year. Interest rates remain low with a great deal of different mortgage products available to buyers.

There are currently 3,351 single family homes for sale in the Greenville SC MLS. Over 30% of these homes are new or to be built homes. During the month of July there were 1,182 single family homes sold for an average price of $267,125 which represented a 2% discount off asking price. These homes sold in an average of 52 days on market.

Interest rates have come down and homes for sale inventory remains low. Year to date Greenville SC single family home sales are 2.5% lower than last year but remember we were down 20% coming out of January so the rebound continues. We are headed into the busiest time of the year for home sales here.

There are currently 2,951 single family homes for sale according to the Greenville SC MLS. New or to be built homes make up 38% of the homes for sale inventory. During the month of March there were 1,056 single family homes sold for an average price of $243,110 which represented a 2% discount off list price. These homes sold in an average of 63 days on market.

After a slow start in January, the Greenville real estate market bounced back in February. Year to date we are down 6% in home sales but that is a big improvement considering after the month of January we were down 20%. Homes for sale inventory remains low and virtually unchanged from last month.

There are currently 3,009 single family homes for sale in the Greenville SC MLS with 1,168 of these being new or to be built homes. During the month of February there were 839 single family homes sold for an average price of $240,617 which represented a 2.2% discount off asking price. These homes sold in an average of 64 days on market. Year to date there have been 1,425 single family homes sold compared to 1,511 for the same time period last year.

The 2019 Greenville Real Estate year has gotten off to a slow start. During the month of January the number of single family homes sold was down 20% compared to last year. One month does not a year make and I feel confident that we will slowly bounce back. In my previous post I predicted 2 to 3% growth for 2019 and still feel good about that prediction. Interest rates have floated up from the lows but still remain attractive. Homes for sale inventory remains lower than historic numbers and very similar to last January's numbers.

There are currently 2,992 single family homes for sale with 39% of those being new or to be built homes. During the month of January there were 580 single family homes sold for an average price of $248,459 which represented

2018 is over and it is time to take a look back and look forward to 2019. We had another great real estate year in Greenville as homes sold growth continued. Interest rates did tick up as I projected in my January 2018 blog. 

Below are some comparisons for 2018 vs 2017

• Every resale home will have a sellers disclosure filled out by the seller. This of course does not take the place of a home inspection.

One month left to go before we wrap up 2018 and the Greenville Real Estate market remains strong. Inventory levels have been pretty consistent throughout 2018 and are low compared to historic numbers. Interest rates have risen off their lows but continue to be attractive.

According to the Greenville SC MLS there are currently 3,200 single family homes for sale with 1,150 of these being new or to be built homes. That means 36% of the total for sale inventory is new or to be built. During the month of November there were 924 single family homes sold for an average price of $235,930 which represented a 2% discount off list price. These homes sold in an average of 52 days on market. Year to date there have been 11,338 single family homes sold which is

Homes for sale inventory has remained steady over the past several months. Interest rates are creeping up but home sales have remained strong. Year to date home sales are up 6% compared to the same time period last year with year to date home sales totaling 10,385 single family homes.

There are currently 3,318 single family homes for sale with 35% of these being new or to be built homes. During the month of October there were 942 single family homes sold according to the Greater Greenville Association of Realtors MLS. These homes sold for an average price of $248,194 which represents a 2.5% discount off list. These homes sold in an average of 49 days on market.

The summer is winding down but the Greenville SC real estate market remains hot. Homes for sale inventory has remained steady over the past several months while interest rates remain attractive. Year to date there have been 8,439 single family homes sold compared to 7900 for the same time period last year.

The following information is from the Greenville SC MLS. There are currently 3,286 single family homes for sale with 1,138 of those being new or to be built homes. During the month of August there were 1,161 single family homes sold for an average price of $245,417 which represented a 2% discount off asking price. These homes sold in an average of 45 days on market.
