January kicked off the New Year with a bang with single family homes sold up over 13% compared to last January. Homes for sale inventory remains low and days on market remains around 59 days. Speaking of homes for sale inventory, 39% of the current homes for sale are new or to be built homes.

There are currently 2,835 single family homes for sale with 1,110 of these being new or to be built homes. During the month of January there were 718 homes sold for an average price of $237,911 which represented a 2% discount off list price. These homes sold in an average of 59 days on market.

2017 is in the books and it is time to take a look back as well as look forward. During 2107 there were 11,586 single family homes sold which represented a 2.5% increase over 2016. We finished the year with a historically low number of homes for sale and attractive interest rates. I anticipate we will continue with lower than typical number of homes for sale and interest rates will probably tick up in the range of 1/2 to 3/4 percent.

There are currently 2,966 single family homes for sale with 1,159 of these being new or to be built homes. During the month of December there were 935 single family homes sold for and average price of $231,292 which represented a 2.5% discount off asking price. These homes sold in an average of 61 days on market.

With November now in the books we are heading for the end of 2017. Homes for sale inventory has remained steady for much of the year and interest rates have fluctuated little during the course of 2017. New home inventory continues to increase as builders are increasingly comfortable in our market.

There are currently 3,231 single family homes for sale in the Greenville SC MLS with 1,211 of these being new or to be built homes. That means that these new or to be built homes make up 37% of current homes for sale. During the month of November there were 829 single family homes sold for and average price of $235,039 which represented a 2.7% discount off asking price. Travel + Leisure just named Greenville SC as the third friendliest City in the United States. This comes as no surprise to me or visitors to the Greenville area. Many of my relocation clients tell me the same stories of how everyone smiles on the sidewalks and actually speak to you if you happen to be in an elevator. The number one ranked city is Buffalo followed by Norfolk at number 2. I may be biased but think Greenville will be number one next year for sure.

No other South Carolina city made the Top 20 list. Travel + Leisure noted that one resident said, "everyone on Main Street wears a smile on his or her ace and will grin or wave at passersby." If you are searching for a relocation destination you should check us out.

Halloween is now in our rear view mirror and we are headed towards Thanksgiving. It is a great time of the year and even better time to be looking for a new home. Interest rates are still ridiculously low and even though homes for sale inventory is a little light there are certainly some great listings on the market.

There are currently 3,318 single family homes for sale in the Greenville MLS which is almost identical to the number of homes for sale the previous 3 months. Out of the homes for sale, 1,158 of those are new or to be built homes which means there are 2,160 resale homes for sale. During the month of October there were 846 homes sold for an average price of $236,377 which represented a 2.6% discount off lit price. These homes sold in an

Fall is in the air and the seasons are changing. Real estate activity remained strong during the month of September and year to date we are up 1.5% in home sales compared to the same time period in 2016. There have been 8,826 single family homes sold in the Greenville MLS through the end of September which compares to 8,694 in 2016.

There are currently 3,320 single family homes for sale in the Greenville MLS with 1,086 of those being new or to be built homes. During the month of September there were 932 single family homes sold in an average of 45 days on market and for an average price of $228,389 which represented a 2.5% discount off list price.

Summer is coming to an end and we are headed into the Fall which typically means a slight slowdown for home sales in our area. During the month of August home sales were up nearly 5% over 2016 and homes for sale inventory remains low and virtually unchanged from the previous month. College football is back in full swing so all is right with the world.

There are currently 3,333 single family homes for sale with 1,051 of these being new or to be built homes. That means over 30% of the homes for sale inventory represents new construction. During the month of August there were 1,104 single family homes sold for an average price of $236,804 which represented a 2.5% discount off list price.
