January got 2020 off to a great start with single family home sales up 17% compared to last January. Homes for sale inventory remains constant and 40% of homes for sale are new or to be built homes.

The following information was obtained from the Greenville SC MLS. There are currently 2,963 single family homes for sale with 1,236 of these being new or to be built homes. During the month of January there were 703 single family homes sold for an average price of $251,660 which represented a 3% discount off list price. These homes sold in an average of 56 days on market.

  • 2019 Single Family Homes for Sale as of year end: 3,023 vs. 2018: 3,022 (Not a typo. Hard to believe I know)
  • 2019 Single Family Homes Sold: 13,105 vs 2018: 12,288 (6% Growth)
  • 2019 Average Sold Price: $258,702 vs 2018 $245,129 (5% Growth)
  • 2019 Average Days on Market: 54 vs 2018 of 52 Average Days on Market

With just 2 months left to go in 2019 the Greenville SC real estate market continues to outperform last year. Year to date single family home sales in our area are up 6% over the same time period in 2018.

There are currently 3,351 single family homes for sale in the Greenville area with 1,147 of these being new or to be built homes. These new or to be built homes represents 34% of the current homes for sale inventory. Year to date there have been 11,129 single family homes sold for an average price of $258,717 which represents a 2% discount off asking price. These homes sold in an average of 54 days on market.

Single family home sales in the Greenville SC area continue to outperform the same time period last year. Year to date home sales are up nearly 3% over 2018 sales. Homes for sale inventory has risen slightly as we are nearing the end of the busiest home sales time of the year. Interest rates remain low with a great deal of different mortgage products available to buyers.

There are currently 3,351 single family homes for sale in the Greenville SC MLS. Over 30% of these homes are new or to be built homes. During the month of July there were 1,182 single family homes sold for an average price of $267,125 which represented a 2% discount off asking price. Interest rates have come down and homes for sale inventory remains low. Year to date Greenville SC single family home sales are 2.5% lower than last year but remember we were down 20% coming out of January so the rebound continues. We are headed into the busiest time of the year for home sales here.

There are currently 2,951 single family homes for sale according to the Greenville SC MLS. New or to be built homes make up 38% of the homes for sale inventory. During the month of March there were 1,056 single family homes sold for an average price of $243,110 which represented a 2% discount off list price. These homes sold in an average of 63 days on market.

After a slow start in January, the Greenville real estate market bounced back in February. Year to date we are down 6% in home sales but that is a big improvement considering after the month of January we were down 20%. Homes for sale inventory remains low and virtually unchanged from last month.

There are currently 3,009 single family homes for sale in the Greenville SC MLS with 1,168 of these being new or to be built homes. During the month of February there were 839 single family homes sold for an average price of $240,617 which represented a 2.2% discount off asking price. These homes sold in an average of 64 days on market. Year to date there have been 1,425 single family homes sold compared to 1,511 for the same time period last year.

The 2019 Greenville Real Estate year has gotten off to a slow start. During the month of January the number of single family homes sold was down 20% compared to last year. One month does not a year make and I feel confident that we will slowly bounce back. In my previous post I predicted 2 to 3% growth for 2019 and still feel good about that prediction. Interest rates have floated up from the lows but still remain attractive. Homes for sale inventory remains lower than historic numbers and very similar to last January's numbers.
