We have all heard the saying: "You don't know what you don't know" and this certainly holds true for home sellers when selecting their Realtor. Sellers are often impressed with fluff and sizzle during a listing presentation and have no idea that if the data about their home is not correctly entered into the MLS system the chances of getting their home sold are greatly diminished.
Home buyers today are using sites like mine to narrow the list of homes they will view during their home search. They can search almost like a Realtor and apply any of a number of filters based on their criteria. If a buyer is looking for a single story home and selects RANCH as the style then only those homes will appear. If a seller has a single story home and their Realtor input that their home was a TRADITIONAL style then guess what...your home does not show up in RANCH searches and you are missing buyers. Another example is if the master bedroom is on the first floor of a home and the listing agent does not input that into MLS, every buyer specifying master on the main will not see your home. Probably the biggest offenders are listings that do not include the schools the home is zoned for. Many buyers search for homes in specific school zones and if your home does not specify the schools then your home is excluded from the search results. These examples go on and on and unfortunately for many sellers, they have no idea these issues are occurring and hindering the sale of their home.
