Summer is coming to an end and we are headed into the Fall which typically means a slight slowdown for home sales in our area. During the month of August home sales were up nearly 5% over 2016 and homes for sale inventory remains low and virtually unchanged from the previous month. College football is back in full swing so all is right with the world.

There are currently 3,333 single family homes for sale with 1,051 of these being new or to be built homes. That means over 30% of the homes for sale inventory represents new construction. During the month of August there were 1,104 single family homes sold for an average price of $236,804 which represented a 2.5% discount off list price. These homes sold in an average of 48 days on market which has become the new normal. Historically the days on market has been more in the 90 day range.
