2009 is now behind us and I wanted to share the numbers that made up our Greenville South Carolina real estate activity. The year started off slowly for home sales and gradually recovered in the second half of the year. There were many economic challenges that impacted our market, but overall we still continue to out perform most major United States housing markets.
Below is a recap of activity based on information from the Multiple Listing Service of Greenville, South Carolina, Inc. for single family residential home sales through December 31, 2009:
- There are currently 5,216 active single family homes for sale with 849 of these being new never lived in homes.
- Sales for the month of December stood at 423 homes sold which was down 13% compared to December 2008.
- There were 6,221 homes sold during 2009. These homes sold in an average of 103 days and sold for an average of 95.6% of the asking price. The number of homes sold in 2009 was down 16% compared to 2008.
So what do these numbers mean? Our list to sell ratio remains high which indicates our market is not seeing the price erosion that is common in many areas of the country. Our homes for sale inventory is down in both existing and new homes which is a healthy sign. There are many economists making differing forecasts for 2010, but I believe that we will see improvement over 2009 numbers especially in the last half of the year.
