To the surprise of no one, home sales in the Greenville SC area were down compared to last April. Closings were down 24% for the month and year to date home sales are down 3.5%. My guess is that for the month of June we will see some additional recovery and will be down for the month but not at May levels. Home for sale inventory during the month of May was down 10% from the April numbers. The low inventory numbers keeps pressure on buyers to act quickly when new listings come on the market.

There are currently 2,624 single family homes for sale with 979 of these being new or to be built homes. During the month of May there were 1,025 homes sold for an average price of $276,304 which represented a 2% discount off list price. These homes sold in an

We all realize we are living in uncertain times and searching for what the new normal will look like. The Real Estate industry is certainly evolving and changing and adapting to the current circumstances. Homes are continuing to be listed and homes are continuing to be sold. The process may look a little different, but the end results are the same. Sellers want to sell and buyers want to buy.

There are currently 2,889 single family homes for sale in the Greenville SC MLS with 38% of these being new or to be built homes. The current inventory is down 2% from March. March was certainly a month that will be remembered in the United States and around the world due to the Coronavirus pandemic. But since you are already overwhelmed with that news everyday, I thought I would give you a quick snapshot of the real estate market in Greenville.

There are currently 2,960 single family homes for sale in the Greenville SC MLS with 38% of those being new or to be built homes. This is a 6% increase of homes for sale vs. last month. During the month of March there were 1,164 home sold for an average sales price of $267,520 which represented a 2.3% discount off list price. Year to date home sales are up 9% vs. the same time period last year.

Single family home sales during the month of February was nearly identical to February 2019. Year to date single family home sales are up 10% over the same time period last year. Homes for sale inventory is down roughly 200 units compared to last month.

The following information was obtained from the Greenville SC MLS. There are currently 2,786 single family homes for sale with 1,089 of these being new or to be built homes. That means 39% of homes for sale are new or to be built. During the month of February there were 892 single family homes sold for an average sales price of $257,967 which represented a 2% discount off asking price. These homes sold in an average of 62 days on market.

January got 2020 off to a great start with single family home sales up 17% compared to last January. Homes for sale inventory remains constant and 40% of homes for sale are new or to be built homes.

The following information was obtained from the Greenville SC MLS. There are currently 2,963 single family homes for sale with 1,236 of these being new or to be built homes. During the month of January there were 703 single family homes sold for an average price of $251,660 which represented a 3% discount off list price. These homes sold in an average of 56 days on market.

With just 2 months left to go in 2019 the Greenville SC real estate market continues to outperform last year. Year to date single family home sales in our area are up 6% over the same time period in 2018.

There are currently 3,351 single family homes for sale in the Greenville area with 1,147 of these being new or to be built homes. These new or to be built homes represents 34% of the current homes for sale inventory. Year to date there have been 11,129 single family homes sold for an average price of $258,717 which represents a 2% discount off asking price. These homes sold in an average of 54 days on market.

Single family home sales in the Greenville SC area continue to outperform the same time period last year. Year to date home sales are up nearly 3% over 2018 sales. Homes for sale inventory has risen slightly as we are nearing the end of the busiest home sales time of the year. Interest rates remain low with a great deal of different mortgage products available to buyers.

There are currently 3,351 single family homes for sale in the Greenville SC MLS. Over 30% of these homes are new or to be built homes. During the month of July there were 1,182 single family homes sold for an average price of $267,125 which represented a 2% discount off asking price. After a slow start in January, the Greenville real estate market bounced back in February. Year to date we are down 6% in home sales but that is a big improvement considering after the month of January we were down 20%. Homes for sale inventory remains low and virtually unchanged from last month.

There are currently 3,009 single family homes for sale in the Greenville SC MLS with 1,168 of these being new or to be built homes. During the month of February there were 839 single family homes sold for an average price of $240,617 which represented a 2.2% discount off asking price. These homes sold in an average of 64 days on market. Year to date there have been 1,425 single family homes sold compared to 1,511 for the same time period last year.

2018 is over and it is time to take a look back and look forward to 2019. We had another great real estate year in Greenville as homes sold growth continued. Interest rates did tick up as I projected in my January 2018 blog.
