Homes for sale inventory has remained steady over the past several months. Interest rates are creeping up but home sales have remained strong. Year to date home sales are up 6% compared to the same time period last year with year to date home sales totaling 10,385 single family homes.

There are currently 3,318 single family homes for sale with 35% of these being new or to be built homes. During the month of October there were 942 single family homes sold according to the Greater Greenville Association of Realtors MLS. These homes sold for an average price of $248,194 which represents a 2.5% discount off list. These homes sold in an average of 49 days on market.

The hot summer days are upon us and the Greenville SC real estate market remains hot as well. Homes for sale inventory is up slightly and average discount off list last month was just 1.8% overall. All signs point toward a continued busy selling season for the rest of the summer.

There are currently 3,253 single family homes for sale in the Greenville SC MLS with 1,181 of these being new or to be built homes. During the month of June there were 1,188 single family homes sold for an average price of $261,522 and these homes sold in an average of 74 days on market. Year to date there have been 6,055 single family homes sold.

Homes for sale inventory in the Greenville SC market has risen slightly over the past 30 days. Interest rates are currently in the 4.75 range depending on your credit file. All signs point to a continued strong selling market with year to date numbers up 9% over 2017.

There are currently 3,136 single family homes for sale in the Greenville SC MLS with 1,134 of these being new or to be built homes. During the month of May there were 1,260 single family homes sold for an average price of $249.738 and an average list price of $250,726. You can tell by these numbers that many homes are selling for list price or higher. These homes sold in an average of 90 days on market.

The Greenville SC real estate market remains strong and inventory remains low. Hopes of an inventory increase for the upcoming Summer months are fading as the number of homes for sale remains virtually unchanged each month. Interest rates have ticked up slightly but still remain attractive.

There are currently 3,090 single family homes for sale in the Greenville SC MLS with 1,161 of these being new or to be built homes. During the month of April there were 1,012 single family homes sold for an average price of $238,570 which represented a 2% discount off asking price. These homes sold in an average of 55 days on market. Year to date there have been 3,594 single family homes sold which is up 8% compared to the same time period in 2017.

If you are looking to purchase a home in the Greenville SC area, you already know that the homes for sale inventory is tight. Multiple offers remain prevalent and days on market continues to trend downward. The good news is that the homes for sale inventory is up slightly from a month ago and hopefully that trend will continue.

There are currently 2,912 single family homes for sale in the Greenville SC MLS with 1,092 of these homes being new or to be built homes. During the month of March there were 1,067 single family homes sold for an average price of $240,917 which represented a 2.4% discount off list price. 2017 is in the books and it is time to take a look back as well as look forward. During 2107 there were 11,586 single family homes sold which represented a 2.5% increase over 2016. We finished the year with a historically low number of homes for sale and attractive interest rates. I anticipate we will continue with lower than typical number of homes for sale and interest rates will probably tick up in the range of 1/2 to 3/4 percent.

There are currently 2,966 single family homes for sale with 1,159 of these being new or to be built homes. During the month of December there were 935 single family homes sold for and average price of $231,292 which represented a 2.5% discount off asking price. These homes sold in an average of 61 days on market.

With November now in the books we are heading for the end of 2017. Homes for sale inventory has remained steady for much of the year and interest rates have fluctuated little during the course of 2017. New home inventory continues to increase as builders are increasingly comfortable in our market.

There are currently 3,231 single family homes for sale in the Greenville SC MLS with 1,211 of these being new or to be built homes. That means that these new or to be built homes make up 37% of current homes for sale. During the month of November there were 829 single family homes sold for and average price of $235,039 which represented a 2.7% discount off asking price. Fall is in the air and the seasons are changing. Real estate activity remained strong during the month of September and year to date we are up 1.5% in home sales compared to the same time period in 2016. There have been 8,826 single family homes sold in the Greenville MLS through the end of September which compares to 8,694 in 2016.

There are currently 3,320 single family homes for sale in the Greenville MLS with 1,086 of those being new or to be built homes. During the month of September there were 932 single family homes sold in an average of 45 days on market and for an average price of $228,389 which represented a 2.5% discount off list price.

Summer is coming to an end and we are headed into the Fall which typically means a slight slowdown for home sales in our area. During the month of August home sales were up nearly 5% over 2016 and homes for sale inventory remains low and virtually unchanged from the previous month. College football is back in full swing so all is right with the world.

There are currently 3,333 single family homes for sale with 1,051 of these being new or to be built homes. That means over 30% of the homes for sale inventory represents new construction. During the month of August there were 1,104 single family homes sold for an average price of $236,804 which represented a 2.5% discount off list price.
