With November now in the books we are heading for the end of 2017. Homes for sale inventory has remained steady for much of the year and interest rates have fluctuated little during the course of 2017. New home inventory continues to increase as builders are increasingly comfortable in our market.

There are currently 3,231 single family homes for sale in the Greenville SC MLS with 1,211 of these being new or to be built homes. That means that these new or to be built homes make up 37% of current homes for sale. During the month of November there were 829 single family homes sold for and average price of $235,039 which represented a 2.7% discount off asking price. These homes sold in an average of 54 days on market. Year to date homes sales are up

Fall is in the air and the seasons are changing. Real estate activity remained strong during the month of September and year to date we are up 1.5% in home sales compared to the same time period in 2016. There have been 8,826 single family homes sold in the Greenville MLS through the end of September which compares to 8,694 in 2016.

There are currently 3,320 single family homes for sale in the Greenville MLS with 1,086 of those being new or to be built homes. During the month of September there were 932 single family homes sold in an average of 45 days on market and for an average price of $228,389 which represented a 2.5% discount off list price.

Summer is coming to an end and we are headed into the Fall which typically means a slight slowdown for home sales in our area. During the month of August home sales were up nearly 5% over 2016 and homes for sale inventory remains low and virtually unchanged from the previous month. College football is back in full swing so all is right with the world.

There are currently 3,333 single family homes for sale with 1,051 of these being new or to be built homes. That means over 30% of the homes for sale inventory represents new construction. During the month of August there were 1,104 single family homes sold for an average price of $236,804 which represented a 2.5% discount off list price. Home sales remained strong during the month of July and homes for sale inventory was virtually unchanged. Days on market continue to average less than 50 days and homes are selling for around 2% off asking price. August should be another good month for home sales but will start trending down slightly heading into the rest of the year.

The homes for sale inventory rose slightly during the month of June and sales are consistent with the numbers we saw in 2016. Average days on market remains low and discounts off asking price remains tight.

There are currently 3,313 single family homes for sale in the Greenville SC MLS and 1,053 of these are new or to be built homes. During the month of June there were 1,167 homes sold for an average price of $241,326 which represented a 2% discount off list price. These homes sold in an average of 48 days on market. Year to date there have been 5,605 homes sold which compares to 5,571 homes sold during the same time period in 2016.

The inventory of homes for sale in the Greenville MLS remains virtually unchanged from last month. The pool of home buyers remain strong and as a whole they are watching for new listings to come on the market.

There are currently 3,217 single family homes for sale in the Greenville MLS with 993 of these being new or to be built homes. During the month of May there were 1,041 homes sold for an average price of $229,503 which represented a 2.3% discount off list price. These homes sold in an average of 53 days on market which is down slightly from April. Year to date there have been 4,345 single family homes sold which compares to 4,358 during the same time period last year.

Spring has sprung and the beat goes on for homes sales in the Greenville SC housing market. Homes for sale inventory has inched upward providing slightly more homes for buyers to consider. Interest rates remain at attractive levels.

There are currently 3,209 single family homes for sale in the Greenville MLS with 1,013 of these being new or to be built homes. During the month of April there were 920 homes sold for an average price of $224,289 which represented a 2.2% discount off list price. These homes sold in an average of 59 days on market. Year to date there have been 3,289 single family homes which is up 2% over the same time period in 2016.

There has been an ever so slight increase in our Greenville area homes for sale inventory. There are currently 3,092 single family homes for sale with 1,019 of these being new or to be built homes. This represents an increase of homes for sale of about 3% compared to last month. Interest rates are still at attractive levels and we expect a strong Spring for home sales in our area.

During the month of March there were 1,013 single family homes sold for an average price of $217,551 and these homes sold in an average of 60 days on market. This compares to March 2016 when 964 single family homes sold. Year to date there have been 2,339 homes sold which is up 4% over the same time period in 2016.

Two months into 2017 and home sales remain ahead of last year and homes for sale inventory continues to decline. Looking at the current available homes for sale, 33% of them are to be built or new construction homes which is a higher percentage than is typical in our Greenville market. Interest rates remain attractive and buyers are sitting on the sidelines waiting for additional homes to come on the market to increase their selection.
