After a slow start in January, the Greenville real estate market bounced back in February. Year to date we are down 6% in home sales but that is a big improvement considering after the month of January we were down 20%. Homes for sale inventory remains low and virtually unchanged from last month.

There are currently 3,009 single family homes for sale in the Greenville SC MLS with 1,168 of these being new or to be built homes. During the month of February there were 839 single family homes sold for an average price of $240,617 which represented a 2.2% discount off asking price. These homes sold in an average of 64 days on market. Year to date there have been 1,425 single family homes sold compared to 1,511 for the same time period last year.

2018 is over and it is time to take a look back and look forward to 2019. We had another great real estate year in Greenville as homes sold growth continued. Interest rates did tick up as I projected in my January 2018 blog. 

Below are some comparisons for 2018 vs 2017

One month left to go before we wrap up 2018 and the Greenville Real Estate market remains strong. Inventory levels have been pretty consistent throughout 2018 and are low compared to historic numbers. Interest rates have risen off their lows but continue to be attractive.

According to the Greenville SC MLS there are currently 3,200 single family homes for sale with 1,150 of these being new or to be built homes. That means 36% of the total for sale inventory is new or to be built. During the month of November there were 924 single family homes sold for an average price of $235,930 which represented a 2% discount off list price. These homes sold in an average of 52 days on market. Year to date there have been 11,338 single family homes sold which is

Homes for sale inventory has remained steady over the past several months. Interest rates are creeping up but home sales have remained strong. Year to date home sales are up 6% compared to the same time period last year with year to date home sales totaling 10,385 single family homes.

There are currently 3,318 single family homes for sale with 35% of these being new or to be built homes. During the month of October there were 942 single family homes sold according to the Greater Greenville Association of Realtors MLS. These homes sold for an average price of $248,194 which represents a 2.5% discount off list. These homes sold in an average of 49 days on market.

The hot summer days are upon us and the Greenville SC real estate market remains hot as well. Homes for sale inventory is up slightly and average discount off list last month was just 1.8% overall. All signs point toward a continued busy selling season for the rest of the summer.

There are currently 3,253 single family homes for sale in the Greenville SC MLS with 1,181 of these being new or to be built homes. During the month of June there were 1,188 single family homes sold for an average price of $261,522 and these homes sold in an average of 74 days on market. Year to date there have been 6,055 single family homes sold.

Homes for sale inventory in the Greenville SC market has risen slightly over the past 30 days. Interest rates are currently in the 4.75 range depending on your credit file. All signs point to a continued strong selling market with year to date numbers up 9% over 2017.

There are currently 3,136 single family homes for sale in the Greenville SC MLS with 1,134 of these being new or to be built homes. During the month of May there were 1,260 single family homes sold for an average price of $249.738 and an average list price of $250,726. You can tell by these numbers that many homes are selling for list price or higher. These homes sold in an average of 90 days on market.

The Greenville SC real estate market remains strong and inventory remains low. Hopes of an inventory increase for the upcoming Summer months are fading as the number of homes for sale remains virtually unchanged each month. Interest rates have ticked up slightly but still remain attractive.

There are currently 3,090 single family homes for sale in the Greenville SC MLS with 1,161 of these being new or to be built homes. During the month of April there were 1,012 single family homes sold for an average price of $238,570 which represented a 2% discount off asking price. These homes sold in an average of 55 days on market. Year to date there have been 3,594 single family homes sold which is up 8% compared to the same time period in 2017.

If you are looking to purchase a home in the Greenville SC area, you already know that the homes for sale inventory is tight. Multiple offers remain prevalent and days on market continues to trend downward. The good news is that the homes for sale inventory is up slightly from a month ago and hopefully that trend will continue.

There are currently 2,912 single family homes for sale in the Greenville SC MLS with 1,092 of these homes being new or to be built homes. During the month of March there were 1,067 single family homes sold for an average price of $240,917 which represented a 2.4% discount off list price. These homes sold in an average of 59 days on market. Year to date there have been 2,576 homes sold which is 8% more than this time last

2017 is in the books and it is time to take a look back as well as look forward. During 2107 there were 11,586 single family homes sold which represented a 2.5% increase over 2016. We finished the year with a historically low number of homes for sale and attractive interest rates. I anticipate we will continue with lower than typical number of homes for sale and interest rates will probably tick up in the range of 1/2 to 3/4 percent.

There are currently 2,966 single family homes for sale with 1,159 of these being new or to be built homes. During the month of December there were 935 single family homes sold for and average price of $231,292 which represented a 2.5% discount off asking price. These homes sold in an average of 61 days on market.
