Two months into 2017 and home sales remain ahead of last year and homes for sale inventory continues to decline. Looking at the current available homes for sale, 33% of them are to be built or new construction homes which is a higher percentage than is typical in our Greenville market. Interest rates remain attractive and buyers are sitting on the sidelines waiting for additional homes to come on the market to increase their selection.

There are currently 2,996 single family homes for sale in the Greenville MLS with 988 of these homes being to be built or new never lived in homes. It is hard to believe but we are already in the second month of 2017 and now we will review how we started the year in home sales. The new President is in place and we can put the election behind us and all move forward. Homes for sale inventory remains low and Realtor and buyers are hoping we see new quality inventory come on the market soon.

According to the Greenville SC MLS there are currently 3,031 single family homes for sale with 1,018 of these being to be built or new construction homes. That means these new construction homes make up 34% of available homes for sale which an extremely high percentage. It has been a great year for single family home sales in the Greenville SC area and November added even more growth compared to 2015. During the month of November there were 819 homes sold which was up 22% over November last year. Year to date home sales stand at 10,405 which represents an 8% increase over the same time period in 2015. Homes for sale inventory remains low and days on market are shorter.

There are currently 3,253 single family homes for sale in the Greenville MLS with 915 of these being new or to be built homes. During the month of November there were 819 home sold for an average sold price of $216,076 which represented a 2.4% discount off list price. These homes sold for an average of 58 days on market.

The single family homes for sale inventory rose again this month which is good news for buyers that have been fighting over homes during the tight inventory. Days on market fell again this month and is nearly 30 days shorter than typical averages. All this means you need to be working with a Realtor that can make sure you are first in line to see new listings that match your criteria.

The following information was obtained from the Greenville MLS. There are currently 3,375 single family homes for sale with 776 of these being new or to be built homes. During the month of May there were 1095 homes that closed which represented a 7.8% increase over last May. These homes sold for an average price of $218,378 which reflects a 2.5% discount off the

Homes for sale inventory has increased slightly while sales remain strong and continues to show growth over 2015. Days on market continues to fall which sets up for a busy season heading into the summer months.

The following information is from the Greater Greenville Association of Realtors MLS system. There are currently 3,265 single family homes for sale with 747 of these being new or to be built homes. During the month of April there were 878 homes sold for an average price of $205,074 which represented a 2.4% discount off list price and these homes sold in an average of 67 days on market. This compares to April 2015 when 835 homes were sold. Year to date there have been 3,122 single family homes sold which is up over 5% for the same time period

The impressive real estate numbers for 2015 continued during September with 6% more homes sold than during the same month last year. Year to date home sales are up over 15% over last year. Homes for sale inventory have remained steady for much of 2015 and interest rates have remained below 4%.

There are currently 3,862 single family homes for sale in the Greenville SC MLS with 786 of these being new or to be built homes. During the month of September there were 947 homes sold for an average price of $201,192 which represented a 3% discount off asking price. These homes sold in an average of 70 day on market. Year to date there have been 8,108 single family homes sold which compares to 6,870 for the same time period last year.
