You hear it all the time — location, location, location. But is location really that important when you are buying a home? When you talk about location in terms of real estate, the word comes with a lot of meaning. Of course, what makes something a "good" location or a "bad" location can vary depending on the buyer. What is a dream neighborhood for one buyer could be a nightmare for the other. Here are some things to keep in mind when you consider the location of a home:

1. Nearby amenities and ease of commute. For many buyers, it is important to be near attractions, amenities and conveniences. Living near major roadways and public transportation can help make this easier. People want to have access to restaurants, employment and entertainment options. Homes closer to an especially popular attraction could be worth more.

2. Schools. School districts can play a major role in the value of a home. Families want to live near top schools, but the value of homes in the district will impact you whether you have school-aged children or not. The better the school district, the higher the home values in the area will be.

3. Safety. People want to know they are buying a home in a safe neighborhood. Most people will pay extra to live in an area with a low crime rate to help ease any concerns they may have.

4. Views. Stunning views can certainly add value to a home. Water views are especially desirable for today's buyers, but lush wooded views and rolling hills also add value to homes.

So location definitely is important. Not only does it impact which homes buyers choose — it also greatly affects the value and price of a home.
