Two months into 2017 and home sales remain ahead of last year and homes for sale inventory continues to decline. Looking at the current available homes for sale, 33% of them are to be built or new construction homes which is a higher percentage than is typical in our Greenville market. Interest rates remain attractive and buyers are sitting on the sidelines waiting for additional homes to come on the market to increase their selection.
There are currently 2,996 single family homes for sale in the Greenville MLS with 988 of these homes being to be built or new never lived in homes. During the month of February there were 619 single family homes sold for an average price of $209,312 which represented a 3% discount off list price. These homes sold in an average of 71 days on market. Year to date there have been 1,241 homes sold which is a 4.5% increase over 2016.
