To the surprise of no one, home sales in the Greenville SC area were down compared to last April. Closings were down 24% for the month and year to date home sales are down 3.5%. My guess is that for the month of June we will see some additional recovery and will be down for the month but not at May levels. Home for sale inventory during the month of May was down 10% from the April numbers. The low inventory numbers keeps pressure on buyers to act quickly when new listings come on the market.
There are currently 2,624 single family homes for sale with 979 of these being new or to be built homes. During the month of May there were 1,025 homes sold for an average price of $276,304 which represented a 2% discount off list price. These homes sold in an average of 48 days on market which was down 5 days compared to April.
