Most of my relocation clients moving here are quite familiar with the markets they are moving to Greenville from. Many of them are surprised to find out that the real estate market here is still quite stable and is in better shape than most of the rest of the United States.
The following information was provided by the Greater Greenville Association of Realtors MLS activity from January 2008 through April 2008. There are currently 5,791 active listings for single family homes in the Greenville area with 1,425 of these being new/never lived in homes. The average price of the total number of actives is $276,274.
Looking at the chart above, you will see that our Greenville MLS is down about 20% in homes sold this year compared to 2007. However, you will also note that the average sales price is up 5% this year and days on market are up just 10 days. Average list to sales price this year is 97% which mirrors the numbers for 2007.
I am a Realtor and not a politician, so I try to provide my clients with the facts about our market so that they will make an informed decision when it comes time to make their home purchase here. As the saying goes, numbers don't lie, people do. Our economy in the Greenville South Carolina area is stable and this carries over into the housing market as well.
